Camden Major Work Refurb Framework

We are based locally and have been undertaking capital works on the Camden Council’s housing stock since 2013. We have been working with the main contractors under a strategic supply chain partnership agreement delivering various internal, external and void programmes. Working under the strategic supply chain partnership, SER complied with all the contractual requirements, key performance indicators, performance measures and customer satisfaction targets, which were all met, and, in some areas, we exceeded the targets.

Positive Client Recognition: Camden Council observed our excellent strategic supply chain performance, and in recognition, we were able to directly tender and were successfully awarded Camden Property Works Framework – Lot 1 General Building Improvement Works – Lot 1, a 5 years contract to deliver construction and property works for the property management and development divisions of the supporting communities directorate, but also to use by the Council’s other Directorates and Divisions including Islington Council.

Recently, we have also successfully secured a place in the Camden Building Term Service Contract in the North Area involving general repairs and voids refurbishment to the external envelope and shared areas of buildings, repair, and renewal of all major elements of construction inclusive of but not limited to windows, roofs, walls and walls covering.

Worthy Down

SER Contractor has been awarded a contract to complete 69 no properties in Worthy Down for the Ministry of Defence with the following work specification:

Lambeth Housing Standards (LHS) Programme

We are based locally within the London Borough of Lambeth and have been undertaking capital works on the Council’s housing stock since 2014. We have been working with Tier 1 contractors under a Lambeth Housing Standards Capital Works Programme delivering Lambeth Council’s various programmes since 2014. These programmes include major works to multi-occupied dwellings and blocks across the Borough of Lambeth. We were involved in complex pre-construction and design development stages with various stakeholders. SER delivered the scope of works over 2 separate phases to minimise resident disruption. The phases ran concurrently one after the other, ensuring SER completed the overall programme within the same financial year.

The internal refurbishment phase involved works in occupied tenanted flats and maisonettes. Typical works involved in the internal phase included kitchen and bathroom design and replacements, electrical testing, rewiring and upgrading work. Communal improvement work, for example, flooring, decorations, general building, FRA work, fire-stopping and FEDs (Flats Entrance Doors).

The external phase involved the complete refurbishment of mixed tenure various structures. Typical external work included design development and residents’ consultations, planning and building control documents preparation and submission. In addition, scoping surveys, scaffolding erection pitched and flat roofing renewals, chimney restoration and repairs, windows renewals, overhauling and timber resin repairs, fabric and masonry repairs involving structural surveys and repair, decorations, drainage surveys, and improvement works.

Positive Client Recognition: Lambeth Council observed our excellent strategic supply chain performance, and in recognition, we were able to directly tender for Lambeth Council’s FM Service Providers Framework. In addition, we have been successful in mini tender competition and awarded 4 contracts as a direct SME provider.

Northolt

SER Contractor has been awarded a contract to complete 35 no properties in Ruislip for the Ministry of Defence with the following work specification:

• External Cladding Render System (EWI- Wetherby)
• Windows and Doors renewal (VEKA)
• Roofing including associated rainwater system works (REDLAND)
• Boiler upgrades and heating renewals (Vaillant)
• Associated general builders works

We recognise the important role we can play as your refurbishment contractor on various projects in supporting you to achieve the aims set out in your Employment and Skills Strategy and your commitments under the Social Value Act 2012. Adding social value is a key component of our service delivery culture and our aim of adding value for our clients and their residents.

Our team members informed us about a London based school that has been trying to raise funds to re-paint their sports hall. We care about our community.

Mr Costin Serban, managing director of SER Contractor Ltd, on hearing about the school struggles, has decided to offer support and re-paint the sports hall free of charge, together with our professional team of decorators.

With the charitable donation of one of our best local paint suppliers, we have proceeded to carry out the necessary works over the school’s Easter holiday.
